Re: Findings of Fact, application of Mark J. Rocheleau to amend a
previously approved plan for a 20,000 square foot building for
multiple industrial uses (10,000 square feet for warehouse &
wholesale business, 3333 square feet for warehouse and 6666 square
feet for light manufacturing). The amendment consists of adding
6100 square feet of mezzanine space resulting in the following use
breakdown: 12,000 square feet for warehouse & wholesale, 5433
square feet for warehouse, and 8666 square feet for light
manufacturing, 16 Gregory Drive.
On the `I'A day of March, 1998, the South Burlington City Planner
approved the request of Mark J. Rochelelau to amend a previously
approved site plan under Section 26.10 of the South Burlington
Zoning Regulations based on the following findings:
1. This project consists of amending a previously approved plan
for a 20,000 square foot building for multiple industrial uses
(10,000 square feet for warehouse & wholesale business, 3333 square
feet for warehouse and 6666 square feet for light manufacturing).
The amendment consists of adding 6100 square feet of mezzanine
space resulting in the following use breakdown: 12,000 square feet
for warehouse & wholesale, 5433 square feet for warehouse and 8666
square feet for light manufacturing. The only issue affected by
this application is traffic.
2. Traffic: ITE estimates that the existing facility generates 15
vehicle trip ends (vte's) during the P.M. peak hour and with the
additional mezzanine space to generate 4.5 additional vte's for a
total of 19.5 vte's. The applicant was made aware that the road
impact fee for the additional vte's is $851.70.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City
Planner approves the site plan application of Mark J. Rochelealu to
amend a previously approved plan for a 20,000 square foot building
for multiple industrial uses (10,000 square feet for warehouse &
wholesale businesses, 3333 square feet for warehouse and 6666
square feet for light manufacturing). The amendment consists of
adding 6100 square feet of mezzanine space resulting in the
following use breakdown: 12,000 square feet for warehouse &
wholesale, 5433 square feet for warehouse and 8666 square feet for
light manufacturing., 16 Gregory Drive, as depicted on a plan
entitled, "East Shore Drywall, Inc. Lot #12 Green Tree Park Gregory
Drive, South Burlington," prepared by Lamoureux Stone & O'Leary
Consulting Engineers, Inc.," dated 4/30/96, last revised 7/3/96,
with the following stipulations:
1. All previous approvals and stipulations which are not
superseded by this approval shall remain in effect.
2. For the purpose of calculating road impact fees under the South
Burlington Impact Fee Ordinance, the Planning Commission estimates
that the additional mezzanine space will generate 4.5 additional
vehicle trip ends during the P.M. peak hour.
3. The applicant shall obtain a zoning permit for the additional
mezzanine space within six (6) months.
4. The applicant shall obtain a Certificate of
Occupancy/Compliance from the Administrative Officer prior to the
use of the additional mezzanine space.
5) Any change to the site plan shall require approval by the South
Burlington Planning Commission.
