Re: Findings of Fact, application of Rocheleau Land Development LLC to amend a previously
approved plan for a 26,099 square foot building for multiple industrial uses (12,000 square feet
for warehouse & wholesale, 5433 square feet for warehouse and 8666 square feet for light
manufacturing). The amendment consists of: 1) adding seven (7) parking spaces, 2) landscaping
modifications, and 3) site modifications, 16 Gregory Drive.
On the JAp day of August, 1998, the Director of Planning & Zoning approved the request of
Rocheleau Land Development LLC to amend a previously approved site plan under Section
26.10 of the South Burlington Zoning Regulations based on the following findings:
1) This project consists of amending a previously approved plan for a 26,099 square foot building
for multiple industrial uses (12,000 square feet for warehouse & wholesale, 5433 square feet for
warehouse and 8666 square feet for light manufacturing). The amendment consists of 1) adding
seven (7) parking spaces, 2) landscaping modifications, and 3) site modifications. The only issues
affected by this application are parking, landscaping and coverage.
2) Coverage: Building coverage is 25.9% (maximum allowed is 30%). Overall coverage is
66.3% (maximum allowed is 70%). Front yard coverage is 26.6% (maximum allowed is 30%).
3) Parking: A total of 45 parking spaces are required and 45 spaces including two (2)
handicapped spaces and a bike rack are being provided.
4) Landscaping_ The minimum landscaping requirement, based on building costs, is $4820. The
revised landscaping meets this requirement.
5) Sewer: The current sewer allocation is 465 gpd. The additional sewer allocation request is
180 gpd for a total allocation of 645 gpd. The applicant will be required to pay the per gallon fee
prior to permit issuance.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves
the site plan application of Rocheleau Land Development LLC to amend a previously approved plan
for a 26,099 square foot building for multiple industrial uses (12,000 square feet for warehouse &
wholesale, 5433 square feet for warehouse and 8666 square feet for light manufacturing). The
amendment consists of 1) adding seven (7) parking spaces, 2) landscaping modifications, and 3) site
modifications, 16 Gregory Drive, as depicted on a plan entitled, "East Shore Drywall, Inc. Lot #12
Green Tree Park Gregory Drive, South Burlington" prepared by Lamoureux, Stone & O'Leary
Consulting Engineers, Inc., dated 4/30/96, last revised on 8/11/98, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2) The parking lot spaces shall be striped as shown on the approved site plan.
3) The additional sewer allocation of 180 gpd is hereby approved. The applicant shall be required
to pay the per gallon fee prior to permit issuance.
4) The applicant shall obtain a zoning permit for the approved site modification within six (6) months.
5) The applicant shall obtain a permanent Certificate of Occupancy/Compliance from the
Administrative Officer once the site modifications have been completed.
6) Any change to the site plan shall require approval by the South Burlington Planning Commission.
