HomeMy WebLinkAboutSP-17-79 - Decision - 0016 Gregory Drive#SP-17-79 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING & ZONING WILLIAM & GAIL SAVAGE — 16 GREGORY DRIVE SITE PLAN APPLICATION #SP-17-79 FINDINGS OF FACT AND DECISION William & Gail Savage, hereinafter referred to as the applicants, are requesting after -the -fact site plan approval to amend a previously approved site plan for a 24,200 sq. ft. multi -use building consisting of: 1) 4,256 sq. ft. of general office use, and 2) 19,944 sq. ft. of contractor or building trade facility use. The amendment consists of: 1) adding five (5) parallel parking spaces, and 2) designating a previously approved parking space for outdoor storage, 16 Gregory Drive. Based on the document file for this application, the Administrative Officer finds, concludes, and decides as follows: FINDINGS OF FACT 1. The project consists of after -the -fact site plan approval to amend a previously approved site plan for a 24,200 sq. ft. multi -use building consisting of: 1) 4,256 sq. ft. of general office use, and 2) 19,944 sq. ft. of contractor or building trade facility use. The amendment consists of: 1) adding five (5) parallel parking spaces, and 2) designating a previously approved parking space for outdoor storage, 16 Gregory Drive. 2. The owners of record of the subject property are William & Gail Savage. 3. The subject property is located in the Mixed Industrial & Commercial (Mixed IC) Zoning District. 4. The application was received on November 29, 2017. 5. The plan submitted is entitled, "Lot #12 Green Tree Park Gregory Drive, South Burlington", prepared by Lamoureux & Dickinson Consulting Engineers, Inc., dated 04/30/96, and last revised on 5/18/17. DIMENSIONAL REQUIREMENTS 6. Dimensional requirements are not being affected by this application. 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. -1- #SP-17-79 Bicycle Parking 8. The plan complies with Section 13.14 of the LDRs to include the new type and location for bicycle racks, to accommodate the minimum requirement of two (2) short-term bicycle parking spaces (100% of requirement). 9. The area under the bicycle parking spaces are not currently hard surface so the applicant will be required to comply with this requirement. Vehicular Parking 10. The plan has been revised to show additional parking spaces, in the form of parallel spaces along the easterly boundary line, bringing the total number of spaces available to 50. DECISION Based on the above Findings of Fact, the Administrative Officer hereby approves site plan application #SP-17-79 of William & Gail Savage, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 3. All exterior lighting must be installed or shielded in such a manner as to conceal light sources and reflector surfaces from view beyond the perimeter of the area to be illuminated. 4. The applicant must provide a hard surface for the bicycle parking spaces pursuant to Section 13.14 of the Land Development Regulations. 5. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to the use or occupancy of the use approved under #SP-16-26. 6. Any change to the site plan will require approval by the South Burlington Administrative Officer or the Development Review Board. This Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
