It is bounded on the east by an auto sales and repair facility and City owned land, on the north by Gregory Drive, and on the west and south by industrial buildings. Access/circulation: Access is proposed to be by two (2) 24 foot ingress and egress curb cuts on GregoryDrive. Section 26.103(a) of the zoning regulations states that "unless specifically approved by the Planning Commission there shall be a maximum of one driveway per lot accessing a public street." Staff recommends one (1) driveway for this development because the proposed westerly curb cut is too close to the existing curb cut serving East Shore Drywall. Star suggests that if the applicant wants two (2) driveways, they should talk with the East Shore Drywall owner to share their c� existing driveway. Circulation on the site is acceptable. It is bounded on the south by Lindenwood Drive, on the west by Shelburne Road, on the north by a restaurant, and on the east by a residence. Access/circulation: Access is currently provided by four (4) curb cuts, two (2) 35 foot curb cuts on Shelburne Road and a 16 foot and 18 foot curb cut on Lindenwood Drive. Staff recommends that the two (2) Lindenwood Drive curb cuts be removed and the area seeded. Circulation on the site is adequate. The plan was revised to reduce the width of the westerly curb cut and to add more green space along Williston Road. This project consists of constructing an 840 square foot canopy and adding one (1) fueling position on a property developed with a 1,288 square foot building used for a service station and car wash. The ZBA on June 8, 1998 approved a request from the applicant for a variance from the front yard setback requirement. The last review of this property was on 5/28/96 when a portion of the service station was approved to be converted to convenience store use. The conversion to a convenience store never happened. The service station currently has two (2) coolers and a counter with a coffee pot. This property located at 1143 Williston Road lies within the C 1 District. It is bounded on the east by Mary Street, on the west by Ramada Inn, on the south by a single family residence, and on the north by Williston Road. Access/circulation: Access is currently provided by two (2) 38 foot curb cuts on Williston Road, a 35 foot curb cut on Mary Street, and a 27 foot mutual access drive to the Ramada Inn property to the west. The applicant proposes to reduce the width of the westerly curb cut from 38 feet to 24 feet 5 PLANNING COMMISSION 26 MAY 1998 page 3 The Commission asked for a review of allowed density, the original number of units approved, the number recently approved, and the proposed total number of units. They also asked for staff thoughts on when a full review and traffic study update would be required. Members agreed with staff recommendations regarding limiting curb cuts. 6. The Drywall Co. drive is 5 or 6 ft. higher than the applicant's and they also use the area for tractor trailers which could interfere with the applicant's use. Mr. Beaudin noted that right at Gregory Dr. there is not much of a grade change. Mr. Weith said the other option is to shorten the building and have,a road all around it. He suggested they may be proposing too much for the size of the lot. Mr. Dinkla <: wanted the plan finalized with one cu_b cut. Mr. Weith said this would require an amendment to th elan of the adjoining lot as well. Mr. Hart noted it would take about 20 ft. of filling on city - owned land in order to make the truck turning radius work. Members had no probl,=.m allowing this. Messrs. (c/o Mark Rocheleau) in regards to the proposed development of Lot 12, Green Tree Park located off Gregory Drive in South Burlington. The proposed project is a 20,000 s.f. facility located in the Mixed Industrial and Commercial District. The proposed uses include a warehouse with possible future wholesales for East Shore Drywall Inc. in approximately 10,000 s.f. of the structure. The additional space would be leased for warehouse and light manufacturing uses to up to three tenants. We are requesting a conditional use for the multiple uses proposed on this lot in accordance with Article 26.65 of the South Burlington Zoning Regulations. East Shore Drywall Inc. employs between 60 and 100 persons depending upon economic conditions. The proposed facility will serve as their warehouse and office. There will only be approximately six (6) employees located at the proposed office as most employees report directly to the jobsites, resulting in an estimated total of 31 employees for the entire building. East Shore Drywall Inc. also proposes some wholesale business in the future from their warehouse. The proposed facility will be served by the existing municipal water, sanitary sewer and stormwater sewer systems. A stormwater treatment and detention pond has been proposed to maintain post development stormwater flows at predevelopment conditions. The enclosed site plan provides statistics for each use proposed for the facility. Landscaping on the site utilizes existing street trees and additional plantings to provide screening.
