HomeMy WebLinkAboutCU-96-0000 - Decision - 0012 Gregory DriveSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON UL " DECISION AND FINDING OF FACT On the 24th day of June, 1996 the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Mark Rocheleau d.b.a. East Shore Drywall, lot #12, Gregory Drive. This meeting was also attended by Andrew Rowes of Lamoureux, Stone & O'Learly, Consulting Engineers. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: 1) The area in question is zoned I-C District. 2) Multiple use of a property required a conditional use permit from the Board of Adjustment. 3) The uses as proposed are permitted within the I-C District (warehousing and light manufacturing). 4) Municipal sewer and water are available. 5) The applicant is proposing a 20,000 square foot building with a maximum of four (4) tenants. Conclusion 1) Green Tree Park is an approved industrial park. 2) The general character of the area will not be affected by this proposal. Surrounding lots are developed with similar uses. 3) Total v.t.e.'s estimated for this project is 91 with 19 peak hour trips. 4) A condition of the Act 250 permit allowed for a total of 381 v.t.e.'s with a balance of approximately 100 peak hour trips.
