Re: Findings of Fact, application of Vermont Boiler. Specialists,
Inc. for construction of a 5,000 square foot building for
office/wholesale/distribution on lot #10, Green Tree Park.
On the 27th of September, 1988, the South Burlington Planning
Commission approved the request of Vermont Boiler Specialists,
Inc. for site plan approval under Section 19.10 of the South
Burlington Zoning Regulations based on the following findings:
1. TRAFFIC ACCESS: Access is shown from a 24 foot wide driveway
on Gregory Drive. This project is required to contribute to the
Williston Road Impact Area #1 improvement fund (See OTHER).
2. CIRCULATION AND PARKING: Circulation is shown along the east
side of the building. Eighteen parking spaces are approved.
3. LANDSCAPING & SCREENING: A $5,700 landscape bond shall be
posted prior to permit. The landscaping plan shall be revised
prior to permit to reflect this $5,700 value and include more
evergreens.
4. OTHER: The plan shall be revised prior to permit to show:
(a) a drainage swale along the east property line sloping towards
the inlet on Gregory Drive, (b) a concrete depressed curb across
the entrance drive. The revised plan shall be submitted to and
approved by the City Planner and City Engineer prior to permit.
5. OTHER: Additional requirements to be satisfied prior to
permit are: (a) payment of a $2.50 per gallon (150 gpd sewer
allocation is granted) sewer fee, (b) contribution of $99 to the
Williston Road Impact Area #1 improvement fund and (c) removal of
the existing unused service stub and valve at the watermain. The
building permit shall be obtained within 6 months or this
approval is null and void.
