HomeMy WebLinkAboutSP-97-0000 - Decision - 0010 Gregory DriveFINDINGS OF FACT & DECISION STATE OF VERMONT S 7- TT 0066 COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of David Flagg to amend a previously approved site plan for a 4,608 square foot building for auto service and auto/marine sales. The amendment is to increase the size of the parking area by 2,040 square feet, 10 Gregory Drive. On the 14th day of January, 1997, the South Burlington Planning Commission approved the request of David Flagg for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved site plan for a 4,608 square foot building for auto service and auto/marine sales. The amendment is to increase the size of the parking area by 2040 square feet. This property was last reviewed by the Commission on 6/28/94. 2. This property located at 10 Gregory Drive lies within the I-C District. It is bounded on the east by an auto service and repair facility, on the south by Muddy Brook, on the west by an industrial building currently under construction, and on the north by Gregory Drive. 3. Access/circulation: Access is provided by two (2) curb cuts. The easterly curb cut is for egress only and the westerly curb cut is for ingress only. No changes proposed. Circulation on the site is adequate. 4. Coverage/setbacks: Building coverage is 4.6% (maximum allowed is 30%). Overall coverage is 24% (maximum allowed is 70%). Front yard coverage is 42% (maximum allowed is 30%). The applicant obtained a variance to allow the 42% coverage. Setback requirements are being met. 5. Parking: This project requires a total of 10 parking spaces for employee and customer parking and 23 spaces are being provided including one (1) handicapped space. 6. Landscaping: No changes. 7. Dumpster: No changes. 1 8. Sewer: No additional allocation needed. 9. Lighting: No changes. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington Planning Commission approves the site plan application of David Flagg to amend a previously approved site plan for a 4,608 square foot building for auto service and auto/marine sales. The amendment is to increase the size of the parking area by 2,040 square feet, 10 Gregory Drive, as depicted on a plan entitled, "Site Plan Autohaus Dave's Automotive Gregory Drive Lot #4 South Burlington, Vermont, " prepared by Krebs & Lansing Consulting Engineers, Inc., dated 5/14/93, last revised 11/26/96, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 3. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to use of the expanded parking area. 4.
