HomeMy WebLinkAboutSP-16-59 - Decision - 0010 Gregory Drive#SP-16-59 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING VERMONT RIDE NETWORK — 10 GREGORY DRIVE SITE PLAN APPLICATION #SP-16-59 FINDINGS OF FACT AND DECISION Vermont Ride Network, hereinafter referred to as the applicant, is seeking approval to amend a previously approved plan for a 4,608 sq. ft. mixed use building consisting of: 1) 3,608 sq. ft. of "transportation services" use, and 2) 1,000 sq. ft. of "contractor or building trades facility" use. The amendment consists of: 1) replacing the existing detached accessory structure with a 300 sq. ft. detached accessory structure, and 2) relocating and enclosing the dumpster storage area, 10 Gregory Drive. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking approval to amend a previously approved plan for a 4,608 sq. ft. mixed use building consisting of: 1) 3,608 sq. ft. of "transportation services" use, and 2) 1,000 sq. ft. of "contractor or building trades facility" use. The amendment consists of: 1) replacing the existing detached accessory structure with a 300 sq. ft. detached accessory structure, and 2) relocating and enclosing the dumpster storage area, 10 Gregory Drive. 2. The owner of record of the subject property is G D Enterprises. 3. The subject property is located in the Mixed Industrial - Commercial Zoning District. 4. The application was received on 08/26/2016. 5. The plan submitted is titled, "Autohaus Dave's Automotive Gregory Drive Lot #4 South Burlington, Vermont", dated 5/14/93, and last revised on 8/24/16. DIMENSIONAL REQUIREMENTS 6. Building coverage is 4.78% (maximum allowed is 40%), overall coverage is 23.40/0 (maximum allowed is 70%), and front yard coverage is 42%, which was allowed to exceed the 30% limit through a previously issued variance. No changes proposed. 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below will are affected by this application. All other standards will continue to be met. - 1 - #SP-16-59 (c) Aff dumpsters and other facilities to handle solid waste, including compliance with any recycling or other requirements, shall be accessible, secure, and properly screened with opaque fencing to ensure that trash and debris do not escape the enclosure(s). 27. Pursuant to Section 13.06(C) (1) of the Land Development Regulations, screened dumpster locations must be shown on the plans. A screened dumpster location is shown on the plan. DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-16-59 of Vermont Ride Network, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and will be on file in the South Burlington Department of Planning and Zoning. 3. All exterior lighting must be installed or shielded in such a manner as to conceal light sources and reflector surfaces from view beyond the perimeter of the area to be illuminated. 4. The applicant must obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 5. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to use of the new detached accessory structure and dumpster enclosure. 6. Any change to the site plan will require approval by the South Burlington Development Review Board or the Administrative Officer.
