SITE PLAN APPLICATION #SP-17-48
FINDINGS OF FACT AND DECISION
Vermont Ride Network hereinafter referred to as the applicant, is seeking after -the -fact
approval to amend a previously approved plan for a 4,608 sq. ft. mixed use building consisting
of: 1) 4,470 sq. ft. of "transportation services" use, and 1,138 sq. ft. of "auto service and
repair" use. The amendment consists of: 1) relocating a detached accessory structure and
dumpster enclosure away from the main building, and 2) designating the area between the
main building and the detached accessory structure for outdoor storage, 10 Gregory Drive.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
The applicant is seeking after -the -fact approval to amend a previously approved plan for a
4,608 sq. ft. mixed use building consisting of: 1) 4,470 sq. ft. of "transportation services"
use, and 1,138 sq. ft. of"auto service and repair" use. The amendment consists of: 1)
relocating a detached accessory structure and dumpster enclosure away from the main
building, and 2) designating the area between the main building and the detached
accessory structure for outdoor storage, 10 Gregory Drive.
2. The owner of record of the subject property is Ten Gregory Drive Partners.
3. The subject property is located in the Mixed Industrial - Commercial Zoning District.
4. The application was received on 07/10/2017.
5. The detached accessory structure was approved under #SP-17-26 but the applicant did not
locate it as shown on the approved site plan. This application is to seek approval for the "as -
built" location.
6. The plan submitted is titled, "Autohaus Dave's Automotive Gregory Drive Lot #4 South
Burlington, Vermont", dated 5/14/93, and last revised on 8/24/16.
DIMENSIONAL REQUIREMENTS
7. No changes proposed.
8. Setback requirements are being met.

All site plan review standards will continue to be met.
BICYCLE PARKING
9. Section 13.14 of the LDRs requires that bicycle parking or storage facilities be provided for
employees, and visitors to the site. The applicant must install at least one inverted U bike rack
which is secured to a solid surface of at least 2' X 6'.
OUTDOOR STORAGE
10. The applicant will be using the space between main building and the detached accessory
structure for outdoor storage. A fence will be required to be installed to screen this area from
the street.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-17-48 of Vermont Ride Network, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval will
remain in effect.
2. This project must be completed as shown on the plan and will be on file in the South
Burlington Department of Planning and Zoning.
3. The applicant must install at least one inverted U bike rack which is secured to a solid
surface of at least 2' X 6'.
4. The applicant must install a fence to screen the new outdoor storage area from the
street.
5. The applicant must obtain a zoning permit within six (6) months pursuant to Section
17.04 of the Land Development Regulations or this approval is null and void.
6. The applicant must obtain a Certificate of Occupancy from the Administrative Officer
prior to use or occupancy of the new use or relocated accessory structure.
7. Any change to the site plan will require approval by the South Burlington Development
Review Board or the Administrative Officer.

PLEASE NOTE: Pursuant to 24 VSA §4465, an interested person may appeal this decision by
filing a Notice of Appeal with the secretary of the Development Review Board. This Notice of
Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of
this decision.
