FINDINGS OF FACT AND DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
Re: Findings of Fact, conditional use application #CU-00-27 and site plan application #SP-00-60 of
Haun Welding Supply, Inc. to amend a previously approved site plan for a 6,332 square foot building
used for warehousing, storage, and distribution. The amendment consists of converting 3600 square feet
to wholesale use in conjunction with 2,732 square feet of warehousing, storage and distribution use, 5
Gregory Drive.
On the 19th of December, 2000, the South Burlington Development Review Board approved the
conditional use application under Section 26.05 and site plan application under Section 26.10 of the
South Burlington Zoning Regulations of Haun Welding Supply, Inc. based on the following findings:
1. This project consists of a site plan and a conditional use application to amend a previously approved
site plan for a 6,332 square foot building used for warehousing, storage, and distribution. The
amendment consists of converting 3600 square feet to wholesale use in conjunction with 2,732 square
feet of warehousing, storage and distribution use, 5 Gregory Drive.
2. The owner of record of this particular property is L.U. 693 Corp.
3. This property is located within the Mixed Industrial and Commercial District. It is bounded on the
west by a single family dwelling, on the north by an office building, on the south by a wholesale
business, and on the east by Gregory Drive.
4. Access/Circulation: Access is provided via a shared 26 foot wide curb cut on Gregory Drive. No
changes are proposed.
Circulation on the site is adequate.
5. Coverage/Setbacks: Building coverage is 15.7% (30% max) and total coverage is 58.8% (70% max).
Front yard coverage is 27.7% (30% max). No changes are proposed.
All setbacks are met.
6. Parking: Twelve (12) parking paces are required and twelve (12) are provided. The plans should be
revised to include at least one handicapped parking space. A bike rack is being provided.
7. Landscaping; There is no minimum landscaping requirement, based on building costs for this project.
No additional landscaping is recommended.
9. Traffic: ITE estimates that the current use generates 3.229 P.M. peak hour vehicle trip ends (vte's).
The proposed uses are estimated to generate 2.149 P.M. peak hour vte's for a decrease of 1.08 P.M. peak
hour vte's. The traffic impact fee is therefore zero (0).
10. Sewer: No additional sewer allocation is requested.
11. Lighting: Exterior lighting consists of the following: 1) three (3) 150 watt high pressure sodium
lamps mounted on the building, 2) one (1) 60 watt "jelly jar" type light mounted on the building. All
lights must be downcasting and shielded. Any changes to the lighting must be approved by the Planning
& Zoning staff prior to installation.
1.2. Dumpster: Plans should be revised to provide a screened dumpster area.
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Development Review Board approves
conditional use application #CU-00-27 and site plan application #SP-00-60 of Haun Welding Supply,
Inc. to amend a previously approved site plan for a 6,332 square foot building used for warehousing,
storage, and distribution. The amendment consists of converting 3600 square feet to wholesale use in
conjunction with 2,732 square feet of warehousing, storage and distribution use, 5 Gregory Drive, as
depicted on a one (1) page set of plans, entitled, "Site Plan UA 693 Corp. Gregory Drive South
Burlington, Vermont", prepared by Krebs & Lansing, dated 4/3/97, with a stamped received date of
11/27/00, with the following stipulations:
1. All previous approvals and stipulations which are not superseded by this approval shall remain in
effect.
2. The site plan shall be revised to show the changes listed below and shall require approval of the
Director of Planning & Zoning (hereinafter Director). Three (3) copies of the approved revised site plan
shall be submitted to the Director prior to permit issuance.
a) The site plan shall be revised to depict one (1) handicapped parking space.
b) The site plan shall be revised to include screening for all dumpsters.
3. Any new exterior lighting shall consist of downcasting shielded fixtures. Any change to approved
lights shall require approval of the Director prior to installation.
4. For the purpose of calculating road impact fees under the South Burlington Impact Fee Ordinance, the

Development Review Board estimates that the project will generate zero (0) additional vehicle trip ends
(vte's) during the P.M. peak hour.
5. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the
zoning regulations or this approval is null and void.
6. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer
prior to the use of the converted space.
7. Any change to the site plan shall require approval by the South Burlington Development Review
Board.
