FINDINGS OF FACT AND DECISION
STATE OF VERMONT
COUNTY OF CHITTENDEN
CITY OF SOUTH BURLINGTON
RE: Findings of Fact, administrative site plan application #SP-02-36 of Everett J.
Prescott, Inc., to amend site plan approval #SP-02-24 to: 1) reduce the amount of
pavement removed on the west side of the entrance drive; and 2) install a 6' high chain
link fence with vinyl screening at the entrance to the parking area,1235 Airport
Parkway.
On the 9th day of July, 2002, the South Burlington Director of Planning & Zoning
approved the administrative site plan application of Everett J. Prescott, Inc. under
Section 26.10 of the South Burlington Zoning Regulations based on the following
findings:
1. This project consists of amendments to the approved site plan for converting the
use of a warehouse building to wholesale use, addition of a curb cut, demolition
of a storage shed, and minor landscape and paving changes. The amendment
consists of increasing the total amount of paving approved on the site by 240 SF,
and adding a six foot tall chain -link fence with vinyl screening at the entrance to
the parking area.
2. The owner of record is Everett J. Prescott, Inc.
3. This property, located at 1235 Airport Parkway, lies within the IC -Mixed
Industrial Commercial district. It is bounded on the north by undeveloped land
owned by the June Berard Revocable Trust, on the south by Airport Parkway, on
the east by the Medical Store property and on the west by the Leisure World
property.
SITE PLAN CRITERIA:
4. Access and circulation: No changes to access or circulation are proposed.
5. Coverage and setbacks: The proposed overall coverage would increase by 240 SF
with the removal of less pavement on the west side of the entrance drive. The
total paved coverage approved would increase from 34,924 SF or 48.0% of the site
to 35,164 SF or 48.37o of the site. The front yard coverage on the site would
increase by 240 SF, from 2,120 SF or 25.4% to 2,360 SF or 28.3%. The maximum
front yard coverage in the district is 30.0%. Total site coverage would increase by
240 SF to 45,939 SF or 63.57o of the site. The maximum for the district is 70%.

Coverage requirements are therefore met. The existing shed does not meet
setback requirements.
6. Sidewalks: No changes are proposed.
7. Traffic: No changes affecting traffic are proposed.
8. Sewer: No changes affecting sewer are proposed.
9. Landscaping: The approved landscaping plan is not affected.
10. Dumpsters: No changes are proposed.
11. Lighting: No changes are proposed.
12. Parking: No changes are proposed.
13. Outside storage: No changes are proposed.
DECISION AND CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning &
Zoning approves administrative site plan application #SP-02-36 of Everett J. Prescott,
Inc. to amend site plan approval #SP-02-24 to: 1) reduce the amount of pavement
removed on the west side of the entrance drive; and 2) install a 6' high chain link fence
with vinyl screening at the entrance to the parking area,1235 Airport Parkway, as
depicted on a one -page plan entitled "Site Plan, E.J. Prescott, Inc., 1235 Airport Parkway,
South Burlington, Vermont," prepared by Krebs & Lansing Consulting Engineers, Inc.
and dated April 22, 2002 with a most recent revised date of July 2, 2002, with the
following stipulations:
1. All previous approvals and stipulations that are not superseded by this approval
shall remain in effect.
2. Any change to the approved exterior light fixtures shall require review and approval
by the Director of Planning & Zoning prior to installation.
3. As a landscape bond has been posted, no further landscape bond is required in
conjunction with this approval.

4. The applicant shall obtain a zoning permit within six (6) months of the date of this
approval pursuant to Section 27.302 of the Zoning Regulations or this approval is
null and void.
5. The applicant shall obtain a Certificate of Occupancy from the Administrative Officer
prior to use of the structures.
6. Any change to the site plan shall require approval by the South Burlington
Development Review Board.
