DECISION AND FINDING OF FACT
On the 23rd day of January, 1995 the South Burlington Zoning
Board of Adjustment heard evidence regarding the appeal of David
& Victoria Ross, 2 Gregory Drive, South Burlington, Vermont based
on the following facts and findings:
1) Applicant is requesting a permit to occupy an existing 24,000
square foot structure for wholesale, retail distribution of
automotive/truck accessory parts, d.b.a. Add on Accessory Outlet.
2) Eighty (80) percent of wholesale sales are out-of-state.
3) Rivco and Rozzi Restaurant Supply had 18 employees, the new
use also has 18 employees, no increase to City facilities is
expected.
4) Traffic impact should be equal or less weekly, average 27
trip ends daily.
5) Character of area will remain the same, use of building will
decrease from three tenants to one.
6) Retail traffic is less than 10% of entire business.
Based upon the above facts and findings the appellant's request
for a conditional use is bAztre);yy gr4nted. ,
