DECISION AND FINDING OF FACT
On the 23rd day of October 1995 the South Burlington Zoning Board
of Adjustment heard testimony regarding a conditional use
approval of Ken Desmond, Jeff Nick, agent, 2 Green Tree Drive.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for
this application, the Zoning Board finds, concludes, and decides
as follows:
Findings of Fact
1) Area in question zoned Industrial - Commercial Mixed
District.
2) Section 26.65 Multiple uses requires conditional use
approval by the Board of Adjustment.
3) Proposed multiple uses are permitted within I-C District.
4) Proposed uses general office (2775 square feet) d.b.a. Orkin
and equipment service (3690 square feet) d.b.a. Johnson
Controls.
5) Lot size 1.1 acres with 163 feet frontage on Green Tree
Drive.
Conclusion
1) Planning Commission approved multiple uses based on a total
peak hour trip of 26 vehicles.
2) Proposed uses will not have adverse impact to the area.
3) Municipal services (sewer & water) are available to this
area.
4) Area designed and built as an industrial peak.
5) Industrial park accessed from Kimball Avenue and Williston
Road.
6) No retail uses are proposed.

Based upon the findings and conclusion set -forth above, the
Zoning Board of Adjustment hereby grants the applicants request
to construct a 6465 square foot s ructure and occupy with a dual
use, located 2 Green Treq, f e./ 4 fA4, /
