HomeMy WebLinkAboutSP-98-0000 - Decision - 0002 Green Tree DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Alan & Maureen Pidgeon to amend a previously approved site plan for a 7080 square foot building for multiple uses for a multiple number of tenants. The amendment consists of: 1) revising the parking layout, 2) relocating the dumpster storage area, and 3) minor site modifications, 2 Green Tree Drive. On the of January, 1998, the South Burlington City Planner approved the request of Alan & Maureen Pidgeon to amend a previously approved site plan under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1) This project consists of amending a previously approved site plan for a 7080 square foot building for multiple uses for a multiple number of tenants. The amendment consists of: 1) revising the parking layout, 2) relocating the dumpster storage area, and 3) minor site modifications. The only issues affected by this amendment are parking, coverage and landscaping. 2) This property located at 2 Green Tree Drive lies within the IC District. It is bounded on the north by a vacant lot, on the east by an industrial building, on the west by Green Tree Drive, and on the south by Gregory Drive. 3) Coverage: Building coverage is 14.7% (maximum allowed is 30%). Overall coverage is 58.6% (maximum allowed is 70%). Front yard coverage along Gregory Drive is 17.7% and along Green Tree Drive is 29.4% (maximum allowed is 30%). 4) Parking: The plan shows a total of 48 parking spaces including two (2) handicapped spaces and a bike rack. The four (4) parallel parking spaces should be eliminated because the required 22 foot wide parking aisle along these spaces is not available. 5) Landscaping: The plan should be revised to show all existing landscaping on the site. 6) Dumpster: The plan should be revised to note the type of screening proposed around the relocated dumpster pad. 1 DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington City Planner approves the site plan application of Alan & Maureen Pidgeon to amend a previously approved site plan for a 7080 square foot building for multiple uses for a multiple number of tenants. The amendment consists of: 1) revising the parking layout, 2) relocating the dumpster storage area, and 3) minor site modifications, 2 Green Tree Drive, as depicted on a plan entitled, "Lot 9 Green Tree Park Gregory Drive South Burlington, VT.," prepared by Trudell Consulting Engineers, Inc., dated 10/10/95, last revised 12/19/97, with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2) The plan shall be revised to show the changes below and shall require approval of the City Planner. Three (3) copies of the approved revised plan shall be submitted to the City Planner prior to permit issuance. a) The site plan shall be revised to remove the four (4) parallel parking spaces in front of the building along Green Tree Drive. b) The site plan shall be revised to show all the existing landscaping on the site. c) The site plan shall be revised to note the type of screening proposed for the relocated dumpster. 3) The applicant shall obtain a zoning permit for the approved site modifications within six (6) months. 4) The applicant shall obtain a permanent Certificate of Occupancy/Compliance from the Administrative Officer once the site modifications have been completed. 5) Any change to the site plan shall require approval by the South Burlington Planning Commission. 1, South AUirlTngton Oity Planner 1 a 9� D to 2
