Perry to amend a previously approved plan for a 7300 square foot building with 3500 square feet for warehouse use and 3800 square feet for office use. The amendment consists of the modification to coverage, parking layout and landscaping, 85 Green Mountain Drive. On the, . ` � day of March, 1998, the South Burlington City Planner approved the request of Robert J. Perry to amend a previously approved site plan under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved plan for a 7300 square foot building with 3500 square foot for warehouse use and 3800 square feet for office use. The amendment consists of the modification to coverage, parking layout and landscaping. 2. This property located at 85 Green Mountain Drive lies within the C2 District. It is bounded on the north and east by the UVM Horticultural Farm, on the south by a private school, and on the west by Green Mountain Drive. 3. Access/circulation: Access is via an existing 41 foot wide curb cut on Green Mountain Drive. Section 26.103(b) of the zoning regulations limits the width of a commercial curb cut to 36 feet. This is an existing situation which will not be made worse by this application. Circulation on the site is adequate. 4. Coverage/setbacks: Building coverage is 15.1% (maximum allowed is 30%). Overall coverage is 58.7% (maximum allowed is 70%). Front yard coverage is 32% (maximum allowed is 30%). This is an existing situation which will not be made worse by this application. 5. Parking: A total of 19 spaces are required and 20 spaces including one (1) handicapped space are being provided. A bike rack should be provided as required under Section 26.253(b) of the zoning regulations. 6. Landscaping: Only a portion of the landscaping that was required to the planted as part of the original 1975 approval was 1 planted. The site is currently well landscaped and no additional landscaping is recommended. 7. Sewer: No additional sewer allocation needed. 8. Dumpster: No dumpster proposed. 9. Lighting: The applicant submitted photographs of existing building mounted lights. They consist of flood lights and downcasting shielded fixtures. Section 26.105(e) of the zoning regulations requires exterior lighting to be downcasting and shielded. All building mounted flood lights should be replaced with downcasting shielded fixtures approved by the City Planner. 10. Other: — the plan should be revised to include a north arrow. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington City Planner approves the site plan application of Robert J. Perry to amend a previously approved plan for a 7300 square foot building with 3500 square feet for warehouse use and 3800 square feet for office use. The amendment consists of the modification to coverage, parking layout and landscaping, 85 Green Mountain Drive, as depicted on a plan entitled "Poulin Property 85 Green Mountain Drive South Burlington, VT.," prepared by Trudell Consulting Engineers, Inc., dated 3/17/98, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The plan shall be revised to show the changes below and shall require approval of the City Planner. Three (3) copies of the approved revised plan shall be submitted to the City Planner prior to permit issuance. a) The site plan shall be revised to provide a bike rack. b) The site plan shall be revised to include a north arrow. 3) All building mounted floodlights shall be either removed or replaced with downcasting shielded fixtures approved by the City Planner. Any change to the approved lights shall require approval of the City Planner prior to installation. 2 4) The applicant shall obtain a zoning permit for the approved site modification within six (6) months. 5) The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer once the site modifications have been completed. 6) Any change to the sit lan shall require approval by the South Burlington Planning Co is ion. n l' ^ South Burlington City Planner ate 3
