Re: Findings of Fact, application of Wiemann-Lamphere Architects to amend a previously approved plan for a 25,200
square foot mixed -use building consisting of 13,700 square feet for educational facility use and 11,500 square feet for
research and testing laboratory use, 75 Green Mountain Drive. The amendment consist of revising the parking layout.
On the `" day of February, 1999 the South Burlington Planning Director of Planning & Zoning approved the
request of Wiemann-Lamphere Architects for site plan review under Section 26.10 of the South Burlington Zoning
Regulations based on the following findings:
1. This project consists of amending a previously approved plan for a 25,200 square feet mixed -use building consisting
of 13,700 square feet for educational facility use and 11,500 square feet for research and testing laboratory use. The
amendment consists of revising the parking layout.
2. This property located at 75 Green Mountain Drive lies within the C2 District. It is bounded on the north by a vacant
building, on the west by Green Mountain Drive, on the east by UVM Horticultural Farm and on the south by the access
driveway to the UVM Horticultural Farm.
3. Parking: The existing uses require a total of 45 spaces and 43 spaces are provided including two (2) handicapped
spaces and a bike rack. The Planning Commission on 7/21/98 granted a two (2) space parking waiver. The revised
parking layout mcets the parking dimensional requirements.
DECISION & CONDITIONS
Based on the above Findings of fact, the South Burlington Director of Planning & Zoning approves the site plan
application of Wiemann-Lamphere Architects to amend a previously approved plan for a 25,200 square foot mixed -use
building consisting of 13,700 square feet for educational facility use and 11,500 square feet for research and testing
laboratory use, 75 Green Mountain Drive. The amendment consists of revising the parking layout, as depicted on
a plan entitled, "Addition and Remodel for Aquatec Inc South Burlington, VT.," prepared by Wiemann-Lamphere
Architects, Inc., dated 1/6/99, last revised on 1/20/99, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect.
2) Any change to the site plan shall require ap roval by the South Burlington Planning Commission.
