Charles Zachary, 50 Green Mountain Drive
based, on the following facts:.
1) The character of the area is established as compatible with
nearby residences and provides a reasonable buffer and tran-
sition zone from high commercial to light industrial and light
commercial to residences. The variance would completely re-
verse this desirable development evolvement and would certainly
not be in the best interest of promoting the health, safety,
and general welfare of the community.

the area and would definitely contribute to an alteration in
business emphasis, no longer within reasonable control of the
city once this precedent is set. The appropriate use of near-
by residences could be adversely affected by this and other
related business developing in the neigbhorhood _

dedicated at the present time to low profile, low density, low
traffic generating businesses, opratingenerally 'hetwesa a z.

This proposed establishment would transform the area from its -
present -identity, firmly established by the existing businesses
(generally liobt industrial), into a potential high commercial
use which would seriously impact the highways in the vicinity,
i.e., Route 7 which is presently at or near capacity.

also be improved with this type of business and loss of control,
increased traffic congestion and general density problems would
result; heretofore not existing in this relatively new area,
