" v OOD Re: David Ross & Paul Roche Request for conditional use approval - 45 Green Mountain Drive Findings of Fact, Conclusion of Law & Order This matter came before the South Burlington Zoning Board of Adjustment on November 24, 1997 by application of Paul E. Roche, the applicant, for a conditional use approval to occupy an existing 8400 square foot structure with a multiple use (warehousing and automotive service) located at 45 Green Mountain Drive according to plans submitted, the Board of Adjustment finds 1) Green Mountain Drive is a Commercial II District - Land development consist of a 8400 square feet steel structure. 2) Warehousing/distribution and automotive services are conditional uses. 3) Automobile windshield glass repair occupies approximately one third of the building. 4) The appellant is proposing a warehouse/distribution facility for furniture - the retail sales operates from a building located on Shelburne Road.. 5) The general character of the area is automotive sales and service along with warehousing and distribution, the proposed use is consistent. 6) Low traffic generator only delivery trucks along with one employee. 7) No additional sewer and water is being requested, less usage then prior occupant. The conditional use approval to occupy an existing structure with a multiple use warehousing distribution and automotive service located at 45 Green Mountain Drive is hereby GRANTED.
