BURLINGTON, VERMONT 05401 February 11, 1982 South Burlington Zoning Board of Adjustment Overlake Distributors, Inc. and Lawrence & Karen Bagdan request an expansion of our warehouse by 3600 square feet, 60 feet by 60 feet on the South end of our warehouse, and an expansion of 1600 square feet, 40 feet by 40 feet for an office addition to the North of our existing office. The existing building, as shown on drawing shows that the building is now 120 feet North only from the center of Green Mountain Drive. We are requesting an addition of 60 feet by 60 feet wide South of our existing building. A zoning change is not required for expanding our offices to the North 40 feet by 40 feet wide. 2. Overlake Distributor's growth had demanded expanding its warehouse, service department, sales support department, record storage, and computer operation. The expansion will not require additional people. 3. The physical layout was designed and built five years ago. In that time growth and the changes in the business have made it essential for the requested building changes and expansion. 4. The building expansion will match the present building in height, width, and color. There will be no additional parking required. 5. The total variance required is 15 feet on the front youth). We will landscape the total area to match what is now existing. h FLAN:;Is; CCMMIaSION JUNE 22, 19E12 Mr. ",,alsh felt that even with minimal traffic on Shelburne Road, the left turn stacking lane at Green ,dountain Drive was dangerous and he said that would have to be looked at carefully. Mr. Mona asked about drainage and was told water would flow towards the existing; vrook. There will also be a settling pond. Mr. Krassner was concerned about the building height and the traffic. The additions will be for additional warehouse space and more office area. Mr. Gregory, representing Overlake, said there would only be w:irehousing space, there will be no new employees added. Overlake has taken on some new lines and will need more Abom for inventory. They may have more truck deliveries as a result of the new lines, or there may just be larger loads. Par. Ewing moved that the South Burlington Planning Commission approve the site plan application by Lawrence Bagdan for two additions to an existing warehouse as depicted on a plan entitled "Proposed Additions, Overlake Distributors, Inc., 30 Green Mountain Drive," prepared by Paul B. Spitz, City Planner Re: Next week's agenda items Date: 6/18/82 2) Couillard Final survey data for this 1-lot subdivision has been provided. A septic system must still be designed to State and City health requirements before a building permit may be issued, but this is not a prerequisite for final plat approval. There is a noticeable construction business on Mr. Couillard's property, but there is a reasonable separation between the location of that business and the proposed new lot. If the Commission wishes, there can be a stipulation that no new outside storage will be permitted within 65 feet (or some specified distance) from any portion of the newly -created lot. 3) Sugartree This 34-unit project was originally approved on 7/2/80 with an expiration date of 7/22/82. Two months ago the applicant requested a two year extension, however, the Planning Commission was only willing to grant one year. The applicant again is requesting the extension for the second year, and his reasons are given in the attached letter. 4) Green Mountain Power As described in the last memo, this will be an informational review (no action is required) of Green Mountain Power's proposed new corporate headqual.::-� on Green Mountain Drive. Preliminary traffic data was sent out with the last memo and will be ex- plained at Tuesday's meeting. 5) Overlake Thi.,, application for twoadditic,n:, (40x60 and 40x40) to a warehou..e ha:> already received Zoning Board approval for a dimensional varinace. The site already is well landscaped, and some new plantings will be added. only concern is at the southwest portion of the property where the parking lot apparently is being expanded (the landscaping plan shows this, but not the site plan). At a previous approval it was stipulated that a drainage swale in this area should be adequately maintained.
