HomeMy WebLinkAboutSP-17-51 - Decision - 0027 Green Mountain Drive#SP-17-51 CITY OF SOUTH BURLINGTON DEPARTMENT OF PLANNING AND ZONING THE SNYDER CONSTRUCTION CO., LLC — 27 GREEN MOUNTAIN DRIVE SITE PLAN APPLICATION #SP-17-51 FINDINGS OF FACT AND DECISION The Snyder Construction Company, LLC; hereafter referred to as the applicant, is seeking approval to amend a previously approved plan for a 48,578 sq. ft. general office building and 65 unit multi -family dwelling. The amendment consists of eliminating the approved shared parking arrangement, 27 Green Mountain Drive. Based on the plans and supporting materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The project consists of amending a previously approved plan for a 48,578 sq. ft. general office building and 65 unit multi -family dwelling. The amendment consists of eliminating the approved shared parking arrangement, 27 Green Mountain Drive. 2. The owner of record of the subject property is Green Mountain Drive, LLC. 3. A complete application was received on July 5, 2017. 4. The subject property is located in the Commercial 2 Zoning District. 5. The plan set submitted consists of three (3) pages, page one (1) is entitled "25 & 27 Green Mountain Drive South Burlington, Vennont"prepared by Lamoureux & Dickinson Consulting Engineers, Inc, dated 11/01/14, and last revised on 6/20/17. DIMENSIONAL REQUIREMENTS 6. There are no dimensional changes associated with this application. 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. Parking 8. The previously approved plan included a shared parking arrangement between the office building and the multi -family dwelling. The applicant has determined that this arrangement is no longer necessary as there is a sufficient number of parking spaces to meet each uses' minimum requirement. The multi -family dwelling requires 110 spaces and the general office #SP-17-51 building requires 170 spaces for a total requirement of 280 spaces and 290 spaces are available. DECISION Based on the above Findings of Fact, the Administrative Officer hereby approves site plan application #SP-17-51 of The Snyder Construction Company, LLC; subject to the following conditions: 1. All previous approvals and stipulations shall remain in full effect except as amended herein. 2. This project shall be completed as shown on the plat submitted by the applicant and on file in the South Burlington Department of Planning and Zoning. 3. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 4. The applicant shall obtain a Certificate of Occupancy from the Administrative Officer the effective date of the zoning permit. 5. Prior to issuance of a zoning permit, the applicant shall submit to the Administrative Officer a final set of project plans as approved in digital (PDF) format. 6. Any change to the site plan shall require approval by the South Burlington Development Review Board or the Administrative Officer. This Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days of the date of this decision.
