Re: Findings of Fact, application of Jon Soter for Green
Mountain Power Corporation for construction of a 61 space parking
lot expansion at 25 Green Mountain Drive.
On the 1st. of November 1988, the South Burlington Planning
Commission approved the request of Green Mountain Power for site
plan approval under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1. TRAFFIC ACCESS: Access is from the existing parking lot by a
20 foot wide drive.
2. CIRCULATION AND PARKING: Circulation as presently exists
will continue, off Green Mountain Drive. Parking spaces will
increase from 126 to 187.
3. LANDSCAPING & SCREENING: No new landscaping is required.
The lot is adequately screened and/or wooded along the south,
north and east property lines.
4. OTHER: 1) Construction cannot commence until an hydrologic
impact study conducted by Heindel & Noyes, Inc. has been approved
by the City Engineer; 2) applicant shall renew its $5000 letter
of credit/payment guarantee for an additional five years
with an expiration date of 11/1/92. These funds shall be used
towards improvements at Shelburne Road and Green Mountain Drive.
3) all new lighting s all be downcast luminarie.
