The amendment consists of expanding the parking lot. On the_�L day of June, 1999, the Director of Planning & Zoning (hereinafter Director) approved the request of IDX Systems Corporation for site plan review under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved plan for a 50,000 square foot general office building, 25 Green Mountain Drive. The amendment consists of expanding the parking lot. 2. The record owner of the property is IDX Systems Corporation. 3. This property located at 25 Green Mountain Drive lies within the C2 District. 4. Access/circulation: Access is provided by a 24 foot curb cut on Green Mountain Drive. No changes proposed. Circulation on the site is adequate. There are several pedestrian walkways on the property that are not accurately depicted on the plan. The plan should be revised accordingly. 5. Coverage: Building, overall and front yard coverage information was not provided. This information should be provided. These requirements appear to be met. 6. Landscaping No changes proposed. 7. Sewer: No changes proposed. 8. Parking: The easterly parking lot will be expanded to provide eight (8) additional parking spaces. 9. Lighting: No changes proposed. 1 DECISION & CONDITIONS Based on the above Findings of Fact, the Director approves the site plan application of IDX Systems Corporation to amend a previously approved plan for a 50,000 square foot general office building, 25 Green Mountain Drive. The amendment consists of expanding the parking lot as depicted on a plan entitled "IDX Systems Corporation, 25 Green Mountain Drive," prepared by Kessel/Duff Corporation, and dated 5/27/99, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The plan shall be revised prior to issuance of a zoning permit to show an accurate depiction of all pedestrian walkways on the property. Three (3) copies of the revised plan shall be submitted to the Director for approval. 3. Prior to issuance of a zoning permit, updated coverage information shall be submitted. 4. The applicant shall obtain a zoning permit within six (6) months pursuant to Section 27.302 of the zoning regulations or this approval is null and void. 5. The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer prior to use of the new parking area. 6. Any changes to the site plan shall require approval by the South Burlington Planning Commission. South Burlington Director of Planning & Zoning G ate la
