The Board of Adjustment finds as follows: Area in question zoned R-4 District. Section 25.00 Dimensional requirements requires a minimum front yard of thirty (30) feet. Lot contains 7,872 square feet which is non -conforming, minimum lot area required is 9500 square feet. Property is a corner lot with a thirty four (34) foot setback on Forest Street and a thirty seven (37) foot setback on Logwood Street from the curb line. Size of lot and placement of house on the lot presents hardship for current owners. Deck and porches are consistent with character of neighborhood. Deck entrance is a reasonable use of the property. Deck replaces existing walk and steps.
