DECISION AND FINDING OF FACT
On the 25th day of March, 1996 the South Burlington Zoning Board of
Adjustment heard testimony regarding a conditional use application
of Shelburne Plastics, Mark Soudette agent, 8 Harbor View Road.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for this
application, the Zoning Board finds, concludes, and decides as
follows.
Findings of Fact
l) The area is zoned C-2 District.
2) Section 13.20 and Section 26.056 requires conditional use
approval by Zoning Board of Adjustment.
3) The original structure (15,840 square feet) was granted a
conditional use permit in April 1987.
4) The adjoining lot to the east of 9 Harbor 'Chew Road will be
purchased providing land for the proposed 18,000 square foot
addition.
5) All other provisions within the zoning key -laws are in
compliance.
conclusion
1) The proposed addition will not adversely impact the municipal
facilities, additional 285 gpd of sewer is requested and is
available.
2) Based on testimony from the applicant, the new addition is
designed to increase production.
3) Ten (10) additional employees will be needed. Presently
Shelburne Plastics operates 3 shifts 6 days a week.
4) I.T.E. estimates an .increase in vehicle trip ends of 13.6.
5) The proposed addition will not alter the essential character
of the neighborhood. No adverse impacts are expected.
0 6) Project has site plan approval by the Planning Commission.
Based upon the findings and conclusion set -forth above,
Board of Adjustment hereby grants the applicants
construct a 18,000 square foot addition to a
manufacturing plant locate a 8 ar or iew Road.
