HomeMy WebLinkAboutCU-96-0000 - Decision - 0115 Kimball AvenueSTATE OF VERMONT � COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 12th day of February, 1996 the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Technology Park Association, Inc., John Illick agent at 115 KImbal l Avenue. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findinq of Fact 1) The area in question is zoned I.C. District. 2) Section 26.65 Multiple uses provides for more than one use of a structure. Conditional use approval is required from Board of Adjustment.. 3) Proposed uses are light manufacturing, general office , warehouse and food service prior use d.b.a. Digital Equipment operated from this location. 4) Prior use occupied the 275,000 square feet building and employed 800 employees. 5) Total lot area being 31 acres. 6) Similar occupancy is proposed with Ben & Jerry Ice Cream occupying 60,000 square feet and balance of building to be leased. Conclusion 1) Permits on file allows for occupancy of 1300 employees, proposed uses should not have a greater impact then former occupant, 2) No changes are proposed to the existing footprint of the structure. Interior renovations may be required. 3) The character of the area should not be affected. Planning Commission granted eleven (11) lot subdivision for creation of an industrial park. It Based upon the findings and conclusion set -forth above, the Zoning Hoard of Adjustment hereby grants the applicants request to occupy an existing 275,000 industrial structure with multiple tenants, located at 115 Kimball Avenue.
