HomeMy WebLinkAboutCU-97-0000 - Decision - 0054 Timber Laner' STATE OF VERMONT COUNTY OF CHITTENDBN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 14th day of April, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Dr. Robert Gordon, Timber Lane Medical Center, 54 Timber Lane, Gary Smith Represented Dr. Gordon, Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findings of Fact 1) The area in question zoned R-7 District. 2) Section 10.20 conditional uses and sub -section 10.204 Medical offices. Section 26,05 requires conditional use approval .for extensions or changes of existing conditional uses. 3) The proposed additions are 4' x 18' and 8' x 181, L shape to the existing front entrance area of the building. 4) Required setbacks are complying, coverage 21. 7% building and 51. 5% total area coverage. 5) The existing medical complex contains 47,703 square feet. 6) A similar request for a 1200 square feet addition was reviewed and approved in March, 1997. Conclusion 1.) No additional employees or increase in patients. Therefore, no adverse impacts on City facilities. 2) General character of area is residential and medical office complexes. In compliance with the neighborhood. 3) Very minor extension (216 square feet) no change in use. 4) The addition will be in keeping with the existing structure and should not alter the essential character of the neighborhood. 0 A.. r 5) In compliance with existing by-laws. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant's request to construct a 216 square feat addition to an existing medical office complex located at 54 Timber Lane.
