STATE OF VERMONT COUNTY OF CffrTTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 24th day of February, 1997, the South Burlington Zoning Board of Adjustment heard testimony regarding a conditional use application of Dr. John Long, 51 Timber Lane. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows Findings of Fact 1) The area in question zoned R-7 District. 2) Section 10.20 provides for medical offices as a conditional use. 3) Section 26.05 requires approval by the Zoning Board of Adjustment. 4) The proposal is a 1200 square foot addition to an existing medical facility. 5) The general character of the Timber Lane area is developed with residential and medical uses. Conclusion 1) Proposed use will not adversely affect the general character of the area.. 2) The proposed addition (1200 square feet) is to add two (2) examination rooms and additional space to the business office. 3) No additional physicans or employees are anticipated. 4) No impact of muncipal facilites are expected. 5) Traffic impacts are not a problem for this location. Traffic movements controlled by a signalized intersection. Based upon the findings and conclusion setforth above, the Zoning Board of Adjustment hereby grants the applicant request to construct a 1200 square foot addition to an existing medical fa ' t locat at 51 Timber Lane .
