HomeMy WebLinkAboutVR-96-0000 - Decision - 0080 0084 Hinesburg RoadSTATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON DECISION AND FINDING OF FACT On the 22nd day of April, 1996 the South, Burlington Zoning Board of Adjustment heard testimony regarding a variance of Roland Decarreau, 80-84 Hinesburg Road also attending this meeting was Attorney Robert Perry. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: Findinqs of Fact 1) The area in question is zoned R-4 District. 2) The structures are non -complying to the setback requirements, 3) Lot at 84 Hinesburg Road contains 10,912 square feet and sixty-seven (67) foot frontage. 4) The property is developed with a single family dwelling and attached garage. 5) The applicant is requesting to convert the structure and garage ,into a two family dwelling. Conclusion 1) The applicant owns 80 & 84 Hinesburg Road, 80 Hinesburg Road is developed with a two family dwelling. In order to minimize the impact on the character of the area, the applicant is proposing to convert the existing duplex into a single family dwelling. 2) This proposal would move the property towards compliance. 3) Both lots were set-off prior to existing zoning by-laws. 4) The density would not be affected by the proposal. 5) The narrowness and physical circumstances prevents compliance. 1 ram. Based upon the findings and conclusion set -forth above, the Zoning Hoard of Adjustment hereby grants the applicant's request to convert the structure located at 84 Hinesburg Road Into a duplex and the structure located 80 Hi sburg Road into a single family dwelling.
