On the 28th of October, 1991, t_he South Burlington Zoning Board
of Adjustment heard evidence regarding the appeal Eneset Hoech-
ner, 793 Shelburne Road, based on the following facts and find-
ings:
1) Applicant 'proposed to construct a canopy over existing pump
Wand, no modification proposed to the islands. Board reduced
the 5W of the oanapy to 40'x52' which represent a minimum
variance.
2) Lot set. -gaff over thirty (20) years ago and developed as a
service station. Trend in businesw has changed making oanopies
necessary.
3) Lot size under 113 acre prevents strict c"mpliance to setback
requirements,
4) No modification could be mane without a variance since lot
and structore are non -conforming.
