Board of Adjustment heard evidence regarding the appeal of
Mobil Oil Corporation, Al Marlow, 1801 Williston Road based on:
the following facts and findings:
1) Lot size and layout will allow for a smooth traffic flow for
proposed mini -mart.
2) The proposed use will affect the character of the
neighborhood in a positive way (from repair garage to re-
tail),
3) The proposed mini -mart may siphon traffic from other con,
aected intersection, i.e. Hinesburg Road.
4) Evidence submitted suggests there will be fewer trips gener-
ated.
Based upon the above stated facts and findings the appellant's
request for a Condit' a se is hereby approved.
