On the 23rd:day of April, 1990, the South Burlington Zoning Board
of Adjustment heard evidence regarding the appeal of Edward &
Janet Austizx, 54 Bartlett Bay Road based on the following facts
azxd findings
1) Hardship not created by the appellant, lot_ set-off 70 years
ago, predating zoning.
2) Setback has been .improved from 5 feet to 15 feet.
3) A reduction in the non -conformity of a side yard setback.
4) Variance is an improvement to the neighborhood.
