DAVID FARRELL, 70 FARRELL STREET
The applicant is proposing to re -subdivide two lots so that two srips
of land measuring .62 acres and .64 acres, will be removed from the
Lakeside Tennis lot and added to the lot of Thomas A. Farrell. The
new, smaller lot will eventually be be sold to Champlain College, Inc.,
for a sports facility. The two strips of land will be reserved for
the College's use through an agreement between Farrell and the
College. This resubdivision is required so that the two strips can
be retained by Farrell and reserved for the College's use. (see
sketch below)
Assuming this minor subdivision is approved by the Commission, the
applicant will present a final plat and a site plan application at
the next Commission meeting. The site plan will require Zoning
Board approval for an addition to the Conditional Use.

MOTION OF APPROVAL
That the South Burlington Planning Commission approve the site
plan application of Rene J. Berard, 101 Ethan Allen Drive, for the
construction of a 4000 square foot structure (1200 square feet
of residential space and 2800 square feet for commercial space),
located at lot #5, Ethan Allen Drive, as depicted on a plan en-
titled "Construction Facility Site Plan" as prepared by Graphic/
Construction Mangement Services, Inc., with the
following stipulations:
1) That a revised landscaping plan be submitted to the City
Planner for approval prior to permit.
2) That a $1500 bond for landscaping be posted prior to permit.

4) That lot drainage shall be toward the northeast and not to-
ward adjacent properties, and drainage plans shall be approved by
