HomeMy WebLinkAboutSP-88-0000 - Decision - 0070 Farrell StreetFINDINGS OF FACT STATE OF VERMONT O� , v'Dv COUNTY OF CHITTENDEN P" CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Bob Torney of Olympiad Court Associates for construction of a 4700 square foot addition for recreational purposes (new indoor pool), 70 Farrell Street. On the 18th of October 1988, the South Burlington Planning Commission approved the request of Olympiad Court Associates for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access will remain from the 30 foot wide curb cut on Farrell Street. 2. CIRCULATION AND PARKING: Circulation is provided in front and along the north side of the facility. The applicant represented that the parking lot contains 135 spaces and not the 105 spaces as shown on the plan. The Commission feels the 135 spares are adequate to serve the existing and proposed uses. The plan shall be reviewed in 1 year (12/18/89) to determine adequacy of parking. At that time, the Planning Commission may require additional parking. 3., LANDSCAPING & SCREENING: A $3,000, 3-year landscaping bond shall be posted prior to permit. The landscape plan shall be revised prior to permit to show sizes of proposed plantings and the 5 existing shrubs along Farrell Street relocated elsewhere on the property. The revised landscape plgn shall be approved by the City Planner prior to permit. 4. OTHER: The following is required by the applicant prior to permit: a) The cost of a sidewalk along the applicant's Farrell Street frontage shall be put into an escrow account for future construction of a sidewalk by the City, and b) A plan showing grading in the vicinity of new construction shall be submitted to the City Engineer for approval.
