Dennis Webster represented the applicant. Based upon the testimony provided at the above mentioned public hearing and the documents submitted to the Zoning Board of Adjustment which are contained within the "document file" for this application, the Zoning Board finds, concludes, and decides as follows: FINDINGS OF FACT 1) The area in question is zoned C-1 District. 2) Section 12.20 Conditional uses, sub section 12.214 requires approval by the ZBA. 3) Multiple use of the property is also a conditional use. 4) Proposed is the conversion of 500 square feet of general office area into a bakery / delicatessen. C.nn(-.lucinn 1) Use is accessory to the principal use, employees at 60 Farrell Street and two adjoining health clubs purchase lunch and snacks from the proposed delicatessen. 2) This project will only use 100 square feet of retail area including counter space and will have no customer seating. 3) Not a high traffic generator, most customers work on -site, represents an overall increase of four vehicle trip ends. 4) No adverse impact on municipal services (water and sewer) same allocation applies to general office use. 5) Neighborhood character not affected, similar uses at Swift and Farrell Street. 6) Use is beneficial in a commercial area.
