On the 28th of October, 1991, the Burlington Zoning Board
of Adjust !;ant heard evidence regarding the appeal Eneset Hoech-
ner, 793 Shelburne Road, based on ',-he following facts and find-
ings:
1) Applicant proposed to construct a canopy over existing pump
island, no modification proposed to the islands. Board reduced
the size of the canopy to 40'x52' which represent a minimum
variance.
2) Lot set-off over thirty (30) years ago and developed as a
service station. Trend in business has changed making canopies
necessary.
3) Lot size under 1/3 acre r-)reVei-IL.6 compi-lance to setback,
s.
4) No modification could be made without a variance since lot
and st-:11-icture are Tic,n-conforming.
