Re: Finding of Fact, application of Gary Riggs for construction
of an 11,250 square foot building for storage/distribution use;
lot #18, Ethan Allen Drive.
1. TRAFFIC ACCESS: Access is shown from Ethan Allen Drive on
the north and Commerce Avenue on the south.
2. CIRCULATION AND PARKING: Circulation is shown along the
length of the eastern side of the building. No circulation is
available along the back of the building due to the narrowness of
the lot. Use requires 20 parking spaces assuming 10% office
space, 15 non -office employees and 5 company vehicles. The plan
shows 21 spaces.
3. LANDSCAPING & SCREENING: Applicant shall post a $6960, 3-
year landscaping bond prior to permit.
4. OTHER: The building permit must be obtained within 6 months
or this approval is null and void.
