HomeMy WebLinkAboutSP 88-0000 - Decision - 0089 Ethan Allen DriveFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN — - Dap CITY OF SOUTH BURLINGTON Re: Findings of fact, application of Gary Riggs for construction of a 5-unit, 11250 square foot building for storage/distribution uses on lot #17, Ethan Allen Drive. On the 6th of September 1988, the South Burlington Planning Commission approved the request of Gary Riggs for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is shown from both Ethan Allen Drive on the north and Commerce Avenue on the south. Additional access will be provided by a new driveway installed by applicant. 2. CIRCULATION AND PARKING: Circulation is shown along the length of the west side of the building. A 24 foot aisle width is proposed between the parking spaces and loading zones for the building. No circulation is available along the back of the building. 21 parking spaces are approved, 20 are adequate. 3. LANDSCAPING & SCREENING: Applicant shall post a $6600 3 year landscaping bond. The location of Dwarf Juniper shall be located outside of the proposed parking area. 4. OTHER: Adjustment to the plan are needed for clarification: (a) a note indicating that side drainage shall be toward Commerce Avenue, to the south; (b) the entrance drive to the south shall show the depressed concrete curb.
