HomeMy WebLinkAboutSP-88-0001 - Decision - 0085 Ethan Allen DriveFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Cooley -Wood Corporation for construction of an 8,000 square foot building for warehousing and light manufacturing on lot #15, 85 Ethan Allen Drive. On the 14th of June 1988, the South Burlington Planning Commission approved the request of Cooley -Wood Corporation for site plan approval under Section 19.10 of the South Burlingotn Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access is shown from both Ethan Allen Drive and the new road built on the south side of Ethan Allen Drive. The plans show a 24 foot, wide drive from both streets. 2. CIRCULATION AND PARKING: Circulation is adequate and shown in front of and in back of the building. Twenty-four parking spaces are approved. 3. LANDSCAPING & SCREENING: Prior to permit, a $5400 landscaping bond shall be posted. A revised landscaping plan showing additional tall evergreens shall be submitted to and approved by the City Planner prior to permit. 4. OTHER: The plan shall be revised to: (a) correct the location of the sewer main (b) show construction of a depressed curb across the driveway and (c) show a method of handling storm water on site. Revised plans shall be submitted to the City Planner and City Engineer for approval prior to permit.
