HomeMy WebLinkAboutSP-88-0000 - Decision - 0085 0087 Ethan Allen DriveFINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Cooley -Wood Corporation for construction of a 10,560 square foot building for the Top Shop and speculation case on lot #16 of the Ethan Allen Industrial subdivision on Ethan Allen Drive. On the 14th of June 1988, the South Burlington Planning Commission approved the request of Cooley -Wood Corporation for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access for the front parking lot shall be provided from a curb out on Ethan Allen Drive. Access for the rear parking lot shall be provided from a curb cut on Commerce Avenue. 2. CIRCULATION AND PARKING: Circulation is adequate. No access drive connecting the front and rear parking lots shall be provided along the east and west sides of the building due to the narrowness of the lot. 18 parking spaces are approved. 3. LANDSCAPING & SCREENING: A $6000 landscaping bond shall be posted prior to permit. The plan shall be revised prior to permit to show large plantings valued at this amount. 4. OTHER: The plan shall be revised prior to permit to show the following: 1) Correct location of manhole, 2) a depressed curb across the driveway, 3) method of handling storm water on site, 4) name and address of preparer of plan, 5) hydrant location, and 6) 24 foot aisle width between rows of parking spaces. The revised plan shall be approved by the City Engineer and City Planner prior to permit. 5. OTHER: The building permit shall be obtained within six months or this approval is null and void. anning Commission
