Re: Findings of Fact, application of Kenneth P. Smith for
construction of a 7200 square foot building for a contractors
business, lot #8 (Berard's lots) 81 Ethan Allen Drive.
On the 1st of December 1987, the South Burlington Planning
Commission approved the of Kenneth P. Smith for site plan
approval under Section 19.10 of the South Burlington Zoning
Regulations based on the following findings:
1) TRAFFIC ACCESS: Access is shown from a 20 foot wide curb
cut.
2) CIRCULATION AND PARKING: Circulation is adequate with a 30
foot wide aisle along the building. Twenty six parking spaces
are approved.
3) LANDSCAPING & SCREENING: A $5400 landscaping bond shall be
posted prior to permit. The grassed strip along the rear
property line shall be increased to 15 feet in width and shall be
landscaped with evergreen trees to buffer the parking lot where
vehicles may be stored from the future street to the rear.
4) OTHER: Septic lines shall be located to the the future sewer
line to the south and eliminate the pumping station. Plans
showing this shall be approved by the City Engineer prior to
permit. The building permit shall be obtained within 6 months or
this approval is null and void.
