Findings of Fact, Conclusions of Law &c Order
This matter came before the South Burlington Zoning Board of Adjustment on August 24, 1998 by
application of Kenneth P. Smith for a conditional use to increase occupancy of an existing 10,000 square
foot structure with a maximum of eleven (11) permitted and conditional uses, at 81 Ethan Allen Drive
according to plans submitted. The Board of Adjustment finds as follows:
1) The area in question is zoned I-C Mixed District.
2) The applicant is requesting permitted and conditional uses to include light manufacturing, research
and testing labs, printing and engraving, automotive repairs, warehousing and distribution,
contractor's yards, equipment service and repairs, wholesale establishments and educational
facilities.
3) The South Burlington Zoning Board of Adjustment granted a multiple use for maximum of four (4)
tenants on May 22, 1989.
4) No additional sewer and water is required, the allocation for this location is 420 gpd.
5) The essential character of the area will not be affected, most structures within this industrial park
have multiple occupancy.
6) Traffic impacts are conditioned by Act 250 permits.
Stipulation:
That the proposed use not exceed the allocated trip ends, the water and sewer allocation and that this be
demonstrated to Zoning Board staff.

The conditional use to occupy an existing 7200 square foot structure with a maximum of eleven (11)
tenants located at 81 Ethan Allen Drive is hereby GRANTED
