Architects, Inc. to construct a 10,400 square foot building for light industrial use on lot 4 of the Berard Subdivision, Ethan Allen Drive. On the 20th of December 1988, the South Burlington Planning Commission approved the request of J.G. Architects, Inc. for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access will be provided by a 20 foot wide driveway on Ethan Allen Drive. 2. CIRCULATION AND PARKING: Circulation is provided in the front of the building. Fire equipment will access the rear of the building by utilizing reciprocal easements for emergency access with the neighboring property owner. A copy of the agree- ment will be on file with the City prior to permit. 3. LANDSCAPING & SCREENING: A $6000, 3 year landscaping bond shall be posted prior to permit. The landscaping plan must be revised to show an additional $2300 in value. The plan will be submitted to the City Planner for approval prior to permit. 4. OTHER: This approval is based on the expressed representa- tion of applicant that the building will be metal and completely sprinklered and that no permanent storage will be allowed in trailers on the site.
