Re: Findings of Fact, application of Control Technologies, Inc.,
to amend a previously approved site plan for a 13,900 square foot
light manufacturing building. The amendment consists of
constructing a 60 foot long sidewalk extension, 78 Ethan Allen
Drive.
On the '2-' day of November, 1997, the South Burlington City
Planner approved the request of Control Technologies, Inc. to amend
a previously approved site plan under Section 26.10 of the South
Burlington Zoning Regulations based on the following findings:
1. This project consists of amending a previously approved site
plan for a 13,900 square foot light manufacturing building. The
amendment consists of constructing a 60 foot long sidewalk
extension. The only issue affected by the amendment is coverage.
2. This property located at 78 Ethan Allen Drive lies within the
IC District. It is bounded on the east and west by
industrial/commercial buildings, on the north by undeveloped land,
and on the south by Ethan Allen Drive.
3. Coverage: Building coverage is 24.7% (maximum allowed is 30%).
Overall coverage is 56.2% (maximum allowed is 70%). Front yard
coverage is 16.1% (maximum allowed is 30%).
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington City
Planner approves the site plan application of Control Technologies,
Inc. to amend a previously approved site plan for a 13,900 square
foot light manufacturing building. The amendment consists of
constructing a 60 foot long sidewalk extension, 78 Ethan Allen
Drive, South Burlington, Vermont," prepared by Control
Technologies, Inc., as depicted on a plan entitled, "78 Ethan Allen
Drive dated 8/5/97, with the following stipulations:
1. All previous approvals and stipulations which are not
superseded by this approval shall remain in effect.
2. The applicant shall obtain a zoning permit within six (6) months
pursuant to Section 27.302 of the zoning regulations or this
approval is null and void.
3) The applicant shall obtain a Certificate of
Occupancy/Compliance from the Administrative Officer prior to the
use of the extended sidewalk.
4) Any changes to the site plan shall require approval by the
South Burlington PlannincLCommission.
