Re: Findings of Fact, application of Randy Berard for conversion
of a 2100 square foot barn to office use, Ethan Allen Drive.
On the 18th of September 1990, the South Burlington Planning
Commission approved the request of Randy Berard for site plan
review under Section 19.10 of the South Burlington Zoning Regula-
tions based upon the following findings:
1. Applicant proposes to convert a 2,100 square foot barn into
office use. There is presently a contracting business and resi-
dence on the site. The parcel is zoned I-C and is bounded on the
east by a vacant industrial lot, on the west by a contracting
business, on the north by Ethan Allen Drive and on the south by
Commerce Avenue.
2. This project received site plan approval on 2/2/90. The
applicant failed to get his building permit within 6 months,
therefore, the approval expired.
3. The plan has been revised according to the approved motion of
2/2/90.
DECISION & CONDITIONS
1. The applicant shall post a $1050, 3-year landscaping bond
prior to permit.
2. A sewer allocation of 150 gpd is granted for the office use.
The applicant shall pay the $2.50 per gallon fee prior to permit.
3. The drives shall be constructed before the completion of the
final paving course on Ethan Allen Drive.
4. The curb cut for the driveway to be removed shall be closed
by the applicant.
5. There shall be no on -site trailer used for storage except
those used as part of the contracting business.
6. The building permit shall be obtained within 6 months or this
approval is null and void.
