Berard to amend a previously approved plan for a 13,200 sq. ft. warehousing, storage and distribution facility addition to a 9500 sq. ft. mixed use commercial building consisting of 3900 sq. ft. of general office use, 2100 sq. ft. of warehousing space and 3200 sq. ft. of repair shop use. The amendment consist of. 1) reducing the number of parking spaces provided, and 2) reducing the amount of landscaping previously required, 75 Ethan Allen Drive. On the 17t" day of June, 2003, the South Burlington Development Review Board approved the request of Rene Berard for site plan approval under Section 14.05 (F) (1) of the South Burlington Land Development Regulations based on the following findings: 1. This project consists of amending a previously approved plan for a 13,200 sq. ft. warehousing, storage and distribution facility addition to a 9500 sq. ft. mixed use commercial building consisting of 3900 sq. ft. of general office use, 2100 sq. ft. of warehousing space and 3200 sq. ft. of repair shop use. The amendment consists of: 1) reducing the number of parking spaces provided, and 2) reducing the amount of landscaping previously required. 2. The original approval was granted on V17/02. An administrative amendment was approved on 10%4%02 by the Director of Planning Er Zoning to relocate the addition. 3. The owner of record is Berard Properties, LLC. 4. This property located at 75 Ethan Allen Drive lies within the I-C District. It is bounded on the east and west by commercial/industrial buildings, on the north by Ethan Allen Drive, and on the south by Commerce Avenue. 5. The only issues affected by this application are landscaping, parking and coverage. 6. Pam: A total of 70 spaces are required and 71 spaces were provided on the plan. The applicant feels that this is more parking than is needed and wants to reduce the number of spaces to 46. The new Land Development Regulations require that 28 spaces be available. 7. Landscaping: The original approval included $10,840 of new landscaping. The applicant wishes to reduce this amount to $3000. Pursuant to section 13.06 (G) (3) of the Land Development Regulations, the Board may grant credit for existing trees. The site has a mature evergreen hedge along the west and southerly boundary in addition to other mature landscaping on the property. Staff had no problem with granting the credit. 8. Coverage: Overall coverage is being reduced from 56.4% to 54.2% (maximum allowed is 70%). DFCTgTOKI Based on the above Findings of Fact, the South Burlington Development Review Board approves site plan application #SP-03-19 of Rene,J. Berard to amend a previously approved plan for a 13,200 sq. ft. warehousing, storage and distribution facility addition to a 9500 sq. ft. mixed use commercial building consisting of 3900 sq. ft. of general office use, 2100 sq. ft. of warehousing space and 3200 sq. ft. of repair shop use. The amendment consists of: 1) reducing the number of parking spaces provided, and 2) reducing the amount of landscaping previously required, 75 Ethan Allen Drive, as depicted on a plan entitled, "Berard Properties, LLC 75 Ethan Allen Drive South Burlington, Vermont", prepared by Lamoureux £r Dickinson Consulting Engineers, Inc., dated 2/14/03, last revised on 4/29/03, with the following stipulations: 1. All previous approvals and stipulations, which are not superseded by this approval shall remain in effect. 2. Pursuant to Section 13.06 (G) (3) of the Land Development Regulations, the Board grants a $ 7,840 credit for existing landscaping. The applicant is now required to plant $3000 of additional landscaping and may reduce the landscape bond accordingly. 3. Prior to issuance of a Certificate of Occupancy for the addition, the applicant shall submit a landscaping budget prepared by a landscape architect or professional landscape designer. 4.
