HomeMy WebLinkAboutSP-91-0000 - Decision - 0700 Airport ParkwayFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURL I NGTON Re: Findings of Fact, application of Peter Val Preda for con- struction of a 918 square foot carwash addition to an existing car rental service facility (Budget Rent-A-Car), 700 Airport Parkway. On the 24th of September 1991 the South Burlington Planning Commission approved the request of Peter Val Preda for site plan review under Section 19.10 of the South Burlington Zoning Regula- tions based on the following findings: 1. This project consists of the construction of a 918 square foot addition to an existing car rental service facility (Budget. Rent-A-Car) to be used as a car wash. A variance to allow this addition to have a nine (9) foot rear setback was granted by the Zoning Board of Adjustment on August 12, 1991. 2. This property is located at 700 Airport Parkway and is in the Mixed Industrial and Commercial District. It is bounded on the north by the airport, on the south, east and west by Airport Parkway. 3. Access/Circulation: Access to this property is via one (1) 26 foot curb cut on Airport Parkway. No change to the existing access is proposed. Circulation is adequate. 4. Parking: The site has a very large paved and gravel parking area. 5. Landscaping: The minimum landscaping requirement for this project is $600. No additional landscaping is proposed. 6. Setbacks/coverage: The rear setback requirement for this addition is not being met but a variance was granted by the Zoning Board of Adjustment on August 12, 1991. Building coverage is 3% (maximum allowed is 30%). Overall cover- age is 59% (maximum allowed is 70°%). 7. Sewer: No additional sewer is required since an existing carwash is to be moved into the new addition. The existing car wash area will become storage. 8. Lighting: No exterior lighting details submitted. DECISION & CONDITIONS Based on the above Findings of Fact, the Planning Commission approves the Site Plan application of Peter Val Preda for con- struction of a 918 square foot carwash addition to an existing car rental service facility (Budget Rent-A-Car), 700 Airport Parkway, South Burlington, Vermont, Proposed Car Wash Addition," prepared by Lamoureux & Stone and dated 7/16/91, with the follow- ing stipulations: 1. Any new lighting shall be shown on a revised plan which shall be approved by the City Planner, and shall be a shielded, down - casting luminaire fixture which does not cast light beyond the property line. 2. The plan shall be revised prior to permit to show $600 in new landscaping on the south side of the entrance drive. The Planner shall approve the location and species. 3.
