The amendment consists of adding automotive sales use to the property, 73 Ethan Allen Drive. Based on the plans and materials contained in the document file for this application, the Administrative Officer finds, concludes, and decides the following: FINDINGS OF FACT 1. The applicant is seeking approval to amend a previously approved plan for an automobile repair & service building. The amendment consists of adding automotive sales use to the property, 73 Ethan Allen Drive. 2. The owner of record of the subject property is 73 Ethan Allen Drive, LLC. 3. The subject property is located in the Mixed Industrial - Commercial Zoning District. 4. The application was received on 6/03/2016. 5. The plan submitted is titled, "73 Ethan Allen Drive, LLC Belter Park 73 Ethan Allen Drive South Burlington, VT", dated 11/29/06, and last revised on 06/11/08. DIMENSIONAL REQUIREMENTS 6. Building coverage, overall coverage, and front yard coverage will remain unchanged as the request is only to add a use. 7. Setback requirements are being met. SITE PLAN REVIEW STANDARDS Only the standards below are affected by this application. All other standards will continue to be met. Parking 8. Parking requirement is not changing and there are 17 parking spaces available, including two (2) handicapped spaces. The 26 spaces along the northerly boundary will be used to store and display vehicles for sale. The plan should be revised to so note this. - 1 - #SP-16-37 DECISION Based on the above Findings of Fact, the Administrative Officer herby approves site plan application #SP-16-37 of Darko Vujanovic, subject to the following conditions: 1. All previous approvals and stipulations which are not superseded by this approval will remain in effect. 2. This project must be completed as shown on the plan and shall be on file in the South Burlington Department of Planning and Zoning. 3. For the purpose of calculating road impact fees under the South Burlington Impact Fee Ordinance, the Administrative Officer estimates that this additional use will generate zero (0) additional vehicle trip ends during the p.m. peak hour. 4. The plan shall be revised to show the changes below and shall require approval of the Administrative Officer. Three (3) copies of the approved revised plan shall be submitted to the Administrative Officer prior to permit issuance. a. The plan must be revised to indicate that the 26 spaces along the northerly boundary are to be used for vehicle storage and display. 5. The applicant must obtain a zoning permit within 12 months pursuant to Section 17.04 of the Land Development Regulations or this approval is null and void. 6. The applicant must obtain a Certificate of Occupancy from the Administrative Officer prior to use of the building for the new use. 7.
