HomeMy WebLinkAboutSP-87-0000 - Decision - 0020 Farrell Streetfp- � 7 - 0c3Q" FINDINGS OF FACT STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Larry Williams for the Davis Company for construction of a 10,000 square foot office building at 20 Farrell Street. On the 25th of August 1987, the South Burlington Planning Commission approved the request of Larry Williams for site plan approval under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. TRAFFIC ACCESS: Access shall be from a 30 foot wide driveway from Farrell Street. 2. CIRCULATION AND PARKING: The driveway shall be widened to 30 feet up to the back of the building. One parking space may be removed to allow for this. Forty parking spaces are approved. 3. LANDSCAPING & SCREENING: A $9500 landscaping bond shall be posted prior to permit. A new plan shall be submitted for the Planners approval showing $6000 in new plantings. The front of the building along Farrell Street shall be heavily landscaped. A snow fence shall be installed prior to construction along the CO Zone boundary. No trees may be cut in the CO Zone. A retaining wall shall be constructed at the northeast corner of the parking lot. A 15 foot easement shall be given to the City to maintain the drainage system in front of the property. A sewer allocation of 600 gpd is granted and $2.50 per gallon shall be paid prior to permit. The developer shall reimburse the City $11.62/linear foot of frontage for the 1976 sewer line extension prior to permit.
