HomeMy WebLinkAboutSP-98-0000 - Decision - 0060 Ethan Allen DriveFINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings ofFact, application ofRene, June & Randy Berard to amend a previously approved plan for a 3520 square foot light manufacturing building. The amendment consists of modifying the parking layout, 60 Ethan Allen Drive. On the day of July, 1998, the South Burlington City Planner approved the request of Rene, June & Randy Berard to amend a previously approved site plan under Section 26.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved plan for a 3520 square foot light manufacturing building. The amendment consists of modifying the parking layout. The only use affected by this application is parking layout. 2. This property located at 60 Ethan Allen Drive lies within IC District, the C.O. District and the Floodplain Overlay District. It is bounded on the north by an industrial building, on the east by Lime Rock Road, on the south by Ethan Allen Drive and on the west by an undeveloped lot currently approved for airport transient/long term parking. 3. Parking: A total of five (5) spaces are required and ten (10) spaces are provided including one (1) handicapped space and a bike rack. The parking lot should be striped as shown on the approved plan. The plan should be revised to: 1) eliminate the southerly most parking space along the westerly side of the building in order to provide an adequate aisle width, and 2) remove the cross -hatching at the southerly end of the building and accurately depict the size of this parking area. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington City Planner approves the site plan application of Rene, June & Randy Berard to amend a previously approved plan for a 3520 square foot light manufacturing building. The amendment consists of modifying the parking layout, 60 Ethan Allen Drive, as depicted on a plan entitled, "N.E.T.C. Livestock Fence Company Lot 2 Ethan Allen Farm South Burlington Vermont," prepared by FitzPatrick-Llewellyn, Inc., dated October, 1989, last revised on 4/6/98, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The plan shall be revised to show the changes below and shall require approval of the City E� Planner. Three (3) copies of the approved revised plan shall be submitted to the City Planer prior to permit issuance. a) The plan shall be revised to eliminate the southerly most parking space along the westerly side of the building. b) The plan shall be revised to remove the cross -hatching at the southerly end of the building and accurately depict the size of this parking area. 3.
