Request for conditional use, lots
19, 20 and 21 Ethan Allen Road
This matter came before the South Burlington Zoning Board of Adjustment on November 10 & 24 and December
8, 1997 by application of Daniel Girard and Robert Shand, the appellants for a conditional use to occupy a parcel
of land containing 7.5 acres for long term and transient parking, located on lots 19, 20 and 21 at Ethan Allen
Industrial Park according to plans submitted. The Board of Adjustment finds as follows:
1) The area in question is zoned I-C District, transient and long term parking is a conditional use under
Section 25.116 of the zoning by-laws.
2) The proposal is to use approximately 2 acres of the three lots for storage of vehicles.
3) No building, lighting or fencing will be installed on the lots in question.
4) The applicant is requesting a maximum of 95 vte's and 38 parking spaces.
5) A traffic study prepared by the applicant indicated 1700 vte's at the intersection of Airport Parkway and
Ethan Allen Drive.
6) No municipal facilities (water and sewer) is requested at this time, land to remain undeveloped.
7) Proposed use does not conflict with other commercial uses at the park.
8) Based on evidence presented by applicant and other witnesses there is no evidence that the proposed use
adversely affects the character of the area or traffic in the vicinity.
9) The applicant has reduced the parking lot from 300 to 176 vehicles.
ORDER
The conditional use to establish a open parking lot for long term parking on lots 19, 20 and 21 Ethan Allen
Industrial Park is GRANTED
